The following summary is "punch list" work performed by Brian Kinnett during the period 3/1/2006 to 4/14/2006.
Courtyard Gate
Removed and replaced broken, cracked bricks
Re-built top half of column
Filled column with concrete for better support w/ thru bolts
Straightened hinge unit
Replaced and mortared cap
Attached hinge unit to column with 3 thru bolts
Installed 2 cane bolts to bottom of gate doors and drilled receiver holes in drive
TV Room Ceiling
Removed water damaged gypsum board (4’ by 5’ section)
Let ceiling area dry out for around 2 weeks
Cleaned out rat’s nest
Repaired and electrical taped all damaged/chewed phone wires
Installed new 4’x5’ gypsum board. Mud, sanded and primed
Drinking Fountain Leak
Removed and replaced leaking valve with new valve and compression coupling from new PVC pipe to old hard pipe
2 weeks later coupling blew off and caused new water damage to TV room ceiling. Had plumber come and attach new 3/8” hard pipe nipple to existing pipe, attach new valve, attached water line to valve
Gutter Work (lower level and courtyard)
Re-hung and re-sloped entire gutter above party room
Cut down and re-attached downspout for new slope
Note: this roof has begun to sag about 5”-6” from level. 4” of standing water always in entire 40’ of gutter until sun evaporates water
Gutter Work (upper level)
Re-attached fascia to rafter ends at front right side of house (from the street)
Re-attached gutters to fascia at same area
Sealed front right corner gutter
Attached new outlet to right side of gutter
Re-attached downspout to new outlet
Re-attached downspout to outlet at courtyard side by TV room double doors
Sealed corner gutter at courtyard side by Fiji letters
A/C PVC Drain Pipes
Rebuilt ATO side PVC drain lines and fed into downspout elbow, caulked
Rebuilt Lamda Chi side PVC drain lines and fed into downspout elbow, caulked
Downspouts
Attached landscape drainage pipe with connector to ATO side downspout at A/C units, trenched for slope
Attached landscape drainage pipe with connector to ATO side downspout at porch, trenched for slope
Attached landscape drainage pipe with connector to Lambda Chi side downspout at A/C units, trenched for slope
Attached landscape drainage pipe with connector to Lambda Chi side downspout at porch, trenched for slope
Main Water Heater
Drained and flushed
Mom’s Water Heater

Removed and repaired temperature and pressure valve
Removed old temperature and pressure valve drain (PVC) and ran through wall out to A/C unit slab and attached a turndown elbow
“Great Stuff” foamed hole through wall and shaved excess foam
Doors and Locks
Front Doors
Rebuilt front door dead bolt tear out / strike area with bondo. Sanded, primed, painted, routed out vertical groove to match existing groove
Installed new lower bolt to door at floor level with new strike plate at threshold
Attached weather stripping sweeps to both door’s exterior
TV Room Double Doors
Rebuilt upper door frame bolt blow out area
Attached new upper bolt strike with 4” screws
Installed new floor bolt
Lower Hall Double Doors
Attached new floor bolt
Dining Double Doors
Adjusted closer
Rear Upper Door At Stairs
Re-built strike plate area and secured with 4” screws
Re-attached jam to house with 4” screws and shims
Had locksmith work on lock; lock is good, keys bad. Made new master key for door (fits all exterior locks as well. Over time, the points on duplicate keys degrade.
Drinking Fountain Door
Reversed door knob to slow damage to sheet rock when the door is opened.
Shower Drain
Remove and replace existing drain’s p-trap and pipe. Water still leaks from concrete hole, but not from the drain. Water is getting underneath shower floor tile and making its way to drain “cavity”. Water then drips through cavity. Attached bucket with drainage tubing thru bottom of bucket and out through window. Screwed window to secure it from outside.
Toilets and Urinal
Remove and replace flap unit in hall bathroom toilet (first floor)
Remove and replace wax seal and collar bolts in hall bathroom toilet
Shimed and caulked toilet at floor (uneven floor at toilet) in hall bathroom toilet
Snaked left toilet lines in main bathroom
Opened, cleaned, adjusted valves in left urinal in main bathroom. Still drains strangely sometimes and not well attached to wall. All plumbing at odd angles. Need new urinal and hanging hardware
Front Column Footings
Caulked all footings
Sinks
Lower Men’s Bathroom
Epoxied P-trap on left sink. Pipe had cracked.
Epoxied instead of replacing all drain lines due to cost differential
Main Bathroom
Remove and replace cold supply line
Fixed p-trap leak
Need to rebuild supply line/hose bibb/valve connection as removing hose bibb cracked the copper pipe. Temporary patch over area now.
Ladder
Purchased 32’ aluminum ladder w/ chain and lock for house
Light Fixture Tool
Purchased star drive with hole to open all fluorescent fixtures to allow bulb replacement
Fluorescent Fixture
Removed old box fixture and installed qty 1 4’ x 1’ fluorescent fixture in hallway to Lambda Chi side of house
Kitchen Fire Extinguisher
Bought and mounted wall mounted collar to hold fire extinguisher on kitchen wall by exterior exit door
Door Stop
Attached new door stop to bottom of kitchen door between kitchen and storage room. Cook was using fire extinguisher as door stop
Bulletin Boards
Installed new bulletin board in hallways
Installed new bulletin board over urinals in main bathroom
Squirrel Holes
Attached heavy duty screening to soffit above stairway on Lambda Chi side of house
Attached heavy duty screening above gutter at Fiji letters stairway
Roof
Installed hip ridge shingles that were missing (6-8) at front right hip (open to attic)
Installed missing shingles on roof
Caulked all nail holes and damaged areas
Caulked all pipe boots that were cracked
Caulked all vents that needed caulking
Caulked chimney bricks and flashing (need brick work and flashing work)
Screwed down loose plywood sheathing
Cleaned gutters and downspout areas
Roof has bad “poke-up” in front caused by a cracked rafter (could not repair)
Drainage Ditch
Dug drainage ditch from kitchen door landing area, under fence and to Lambda Chi side of yard. Need to fill with gravel
Window Pane
Removed and replaced window pane in room #1
Window
Repaired window in room #3 (could not lock, both parts would open. Eight mud daubber nests in blind)
Handrail
Re-attached wood rail to metal plate beneath it. Rust broke weld. Attached the two perpendicular wood rails to each other through metal plate underneath
Round Kitchen Window
Needs to be replaced with new wood or metal window
Fan Switch
Removed and replaced fan switch in lower men’s bathroom
